Residential Service Contracts
AIR CONDITIONER SERVICE CONTRACT
This service contract provides one annual inspection and preventive maintenance service of one air conditioner and covers limited repair parts and labor during the one-year term of the contract. The compressor, coils, and motors are excluded from parts and labor coverage. Coverage of control boards/modules is subject to a $100.00 maximum part allowance. Expansion valve parts are covered, but the labor coverage for replacement of expansion valves is limited to two hours; customer is responsible for labor charges over two hours. All other parts on the air conditioner indoor and outdoor units themselves are covered. This contract also covers, during the air conditioner preventive maintenance visit, a brief maintenance of any electronic air cleaner directly attached to your ductwork, but does not cover any air cleaner parts or repair labor.
HEAT PUMP SERVICE CONTRACT (air-to-air heat pump only)
This service contract provides one annual inspection and preventive maintenance service of one electric air-to-air heat pump and covers limited repair parts and labor during the one-year term of the contract. The compressor, coils, and motors are excluded from parts and labor coverage. Coverage of control boards/modules is subject to a $100.00 maximum part allowance; customer is responsible for the excess of the retail price over $100.00. Expansion valve and reversing valve parts are covered, but the labor coverage for replacement of expansion and reversing valves is limited to two hours; customer is responsible for labor charges over two hours. All other parts on the heat pump indoor and outdoor units themselves are covered. This contract also covers, during the heat pump preventive maintenance visit, a brief maintenance of any humidifier or electronic air cleaner directly attached to your ductwork at the same time as the heat pump maintenance, but does not cover any humidifier or air cleaner parts or repair labor.
GAS FURNACE SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance of one gas furnace and covers limited repair parts and labor during the one-year term of the contract. The heat exchanger, combustion chamber, burners, and motors are excluded from parts and labor coverage. Coverage of control boards/modules is subject to a $100.00 maximum part allowance; customer is responsible for the excess of the retail price over $100.00. All other parts on the gas furnace itself are covered. This contract also covers, during the furnace preventive maintenance visit, a brief maintenance service of any humidifier or electronic air cleaner directly attached to your ductwork, but does not cover any humidifier or air cleaner parts or repair labor.
OIL FURNACE SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance of one oil furnace and covers limited repair parts and labor during the one-year term of contract. The heat exchanger, combustion chamber, burners, and motors are excluded from parts and labor coverage. Coverage of control boards/modules is subject to a $100.00 maximum part allowance; customer is responsible for the excess of the retail price over $100.00. All other parts on the oil furnace itself are covered. This contract also covers, during the furnace preventive maintenance visit, a brief maintenance service of any humidifier or electronic air cleaner directly attached to your ductwork, but does not cover any humidifier or air cleaner parts or repair labor
GAS BOILER SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance of one gas boiler and covers limited repair parts and labor during the one-year term of contract. The cast-iron block, combustion chamber, burners, and motors are excluded from parts and labor coverage. Control boards/modules, primary controls, and aquastats are each subject to a $100.00 maximum part allowance; customer is responsible for the excess of the retail price over $100.00. All other parts on the boiler itself are covered.
OIL BOILER SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance of one oil boiler and covers limited repair parts and labor during the one-year term of contract. The cast-iron block, combustion chamber, burners, and motors are excluded from parts and labor coverage. Control boards/modules, primary controls, and aquastats are each subject to a $100.00 maximum part allowance; customer is responsible for the excess of the retail price over $100.00. All other parts on the boiler itself are covered.

This service contract provides for one annual inspection and preventive maintenance service of one air conditioner or heat pump and one annual inspection and preventive maintenance of one gas furnace. (At the discretion of Crouse Brothers HVAC, Inc. the preventive maintenance on both units may be performed in one visit.) Parts and labor coverage is as specified under Items I, II, and III above.

This service contract provides for one annual inspection and preventive maintenance service of one air conditioner or heat pump and one annual inspection and preventive maintenance of one gas boiler. (At the discretion of Crouse Brothers HVAC, Inc. the preventive maintenance on both units may be performed in one visit.) Parts and labor coverage is as specified under Items I, II, and V above.
AIR CONDITIONER OR HEAT PUMP WITH OIL FURNACE SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance service of one air conditioner or heat pump and one annual inspection and preventive maintenance of one oil furnace. (At the discretion of Crouse Brothers HVAC, Inc., the preventive maintenance on both units may be performed in one visit.) Parts and labor coverage is as specified under Items I, II, and IV above.
AIR CONDITIONER OR HEAT PUMP WITH OIL BOILER SERVICE CONTRACT
This service contract provides for one annual inspection and preventive maintenance service of one air conditioner or heat pump and one annual inspection and preventive maintenance of one oil boiler. (At the discretion of Crouse Brothers HVAC, Inc., the preventive maintenance on both units may be performed in one visit.) Parts and labor coverage is as indicated under Items I, II, and VI above.
GEOTHERMAL HEAT PUMP SYSTEMS
This service contract provides one annual inspection and preventive maintenance service of one geothermal heat pump and covers limited repair parts and labor during the one-year term of contract. The compressor, coils/heat exchangers and motors are excluded from parts and labor coverage. Coverage of control boards/modules is subject to a $100.00; customer is responsible for the excess of the retail price over $100.00. Expansion valve and reversing valve parts are covered, but the labor coverage for replacement of expansion and reversing valves is limited to two hours; customer is responsible for labor charges over two hours. All other parts on the heat pump indoor and outdoor units themselves are covered. This contract does not cover any antifreeze or labor installing antifreeze. This contract does not cover repairs and maintenance needed due to the introduction of dirty or contaminated water into the system. Loops are not covered under this contract.
OPTIONAL COVERAGES
Crouse Brothers HVAC, Inc. is pleased to offer the following optional coverages as additions to our standard Residential Service Contract:
- HUMIDIFIER COVERAGE
- ELECTRONIC AIR CLEANER COVERAGE
- TANK-STYLE HOT WATER HEATER COVERAGE*
- *We do not offer contracts on tankless hot water heaters.
- All terms and conditions shown on page four apply to the above optional coverages.
- These optional coverages are available only when purchased jointly with primary coverage under options I to XI on pages one and two and are not available as stand-alone contracts.
- One annual preventive maintenance will be performed on the covered equipment. Preventive maintenance will be performed only in conjunction with the maintenance visit for the heating and/or air conditioning equipment covered under the primary contract.
- Hot water heater contract coverage does not include coverage of gas and/or control valves or of the tank itself and does not cover parts or labor for the replacement of the hot water heater.
- Humidifier and electronic air cleaner coverage does not cover the replacement of the covered humidifier or electronic air cleaner.
- For covered items that are over ten years old, Crouse Brothers HVAC, Inc. reserves the right to refuse repair of any equipment deemed non-repairable or condemnable by Crouse Brothers HVAC, Inc.
- For the items indicated above, this contract covers parts and labor required for routine maintenance and repair of improperly functioning equipment for a period of one year from the date of our receipt of payment for the coverage, subject to the terms and conditions of the primary contract and the limitations indicated on this page.
All contracts are subject to the following terms and conditions:
- All covered units must be in good working order at the time contract takes effect.
- Crouse Brothers HVAC, Inc. reserves the right to refuse coverage of any unit.
- Coverage is effective for one year from the date that Crouse Brothers HVAC, Inc. receives payment for the coverage.
- This contract does not cover parts, equipment, or labor needed due to: Acts of God, fire, water, snow accumulation, freezing, vandalism, customer abuse, lack of fuel or electricity, introduction of contaminated fuel into system, switches or thermostats in the “off” position or improperly set, service calls on properly operating equipment, or service calls stemming from faulty carbon monoxide testers. This contract does not cover faulty external wiring, plumbing problems, venting problems, gas or oil piping problems, thermostats, controls external to the unit (such as zone valves), ductwork, or mold.
- Repair or replacement of leaking refrigerant line sets are not covered by this contract.
- This contract does not cover replacement of condensing units, coils, blowers, furnaces, boilers, or electric heat.
- For covered items that are over ten years old, Crouse Brothers HVAC, Inc. reserves the right to refuse repair of any equipment deemed non-repairable or condemnable by Crouse Brothers HVAC, Inc.
- Contract service hours are as follows: Monday thru Friday: 7:30 a.m.-4:00pm. We will provide service outside of these hours only on an emergency* service basis. Service visits at times outside the above-stated hours will incur an overtime charge of $75.00 per visit.
- *Emergency is defined only as NO HEAT at a time when the outside temperature is below 40 degrees Fahrenheit.
- All service calls will be scheduled on a “first call, first serve” basis. When possible, service will be initiated within twenty-four hours of your request for service. Priority will be given to service contract customers, but there still may be a wait of up to 48 hours for a “no cool” call at a busy time. Service calls will be completed only as quickly as parts availability and labor scheduling permit.
- Customer is responsible for scheduling preventive maintenance. All requests to schedule pre-season preventive maintenance visits must be made before May 15 for the summer and before November 15 for the winter. Crouse Brothers HVAC, Inc. reserves the right to perform preventive maintenance on all covered equipment during one service visit.
- This contract covers only residential equipment used in a non-commercial application.
- This contract does not cover service needed due to faulty system design or faulty installation.
- Crouse Brothers HVAC, Inc. will not handle or remove suspected asbestos material.
- Customer agrees that only authorized Crouse Brothers HVAC, Inc. personnel will provide service on the covered equipment during the term of the contract. If any other person or company services the covered equipment during the term of the contract, the contract will be null and void and the customer will not be eligible for any refund of the contract purchase price.
- Multiple system discounts are available. Labor-only contracts are also available. Please call (410)398-1530 for details.
Contracts are not available for equipment that is over fifteen (15) years old.
Labor Only Contracts:
- AIR CONDITIONER LABOR ONLY SERVICE CONTRACT
- HEAT PUMP LABOR ONLY SERVICE CONTRACT (air-to-air or geothermal)

This annual Labor Only Contract covers one annual cleaning and preventive maintenance servicing of your covered heating and/or air conditioning unit. It also covers repair labor during the term of the contract, subject to the terms and condition below.
Contracts not available on equipment over fifteen (15) years old.
Terms and Conditions:
- All covered units must be in good working order at the time contract takes effect.
- Crouse Brothers HVAC, Inc. reserves the right to refuse coverage of any unit.
- Coverage is effective for one year from the date that Crouse Brothers HVAC, Inc. receives payment for the coverage.
- Exclusions:
- This contract does not cover labor needed due to: Acts of God, fire, water, snow accumulation, freezing, vandalism, customer abuse, lack of fuel or electricity, switches or thermostats in the “off” position or improperly set, service calls on properly operating equipment, or service calls stemming from faulty carbon monoxide testers. This contract does not cover faulty external wiring, plumbing problems, venting problems, gas piping problems, water piping, thermostats, controls that are external to the unit (such as zone valves), ductwork, or mold.
- Contract does not cover labor for installation of new HVAC equipment or for the repair or replacement of the following: refrigerant line sets, compressors, coils, motors, heat exchangers, combustions chambers, burners, cast-iron blocks, and field-installed controls that are not part of the original manufacturer’s equipment.
- Labor in excess of two hours for replacement of expansion valves and reversing valves is excluded. Customer is responsible for the additional labor required for the replacement of these parts.
- Geothermal heat pump systems are subject to the following additional exclusions: labor required for checking, adjusting or installing antifreeze, labor required for repairs or maintenance needed due to the introduction of contaminated water into the system, labor on the loop part of the system.
- For covered items that are over ten years old, Crouse Brothers HVAC, Inc. reserves the right to refuse repair of any equipment deemed non-repairable or condemnable by Crouse Brothers HVAC, Inc.

Preventative Maintenance Contracts:
OPTION #1: AIR CONDITIONER OR AIR-TO-AIR HEAT PUMP PREVENTIVE MAINTENANCE:
Crouse Brothers HVAC, Inc. will perform one annual preventative maintenance service on one air conditioner or air-to-air heat pump. This service will include the following:
- Check air filter; clean or replace air filter as needed.
- Check belt, if applicable; adjust or replace as necessary.
- Check drain and clean as needed.
- Check indoor and outdoor coils. Clean indoor coil, if needed and if cleaning does not require refrigerant reclamation.
- Check pressures and temperatures.
- Lubricate outdoor condenser motor and indoor fan motor (if non-sealed bearings), as needed.
- Check electrical connections.
- Check sensors (heat pump only).
- Check thermostat operation.
- Clean humidifier or air cleaner, if applicable.
OPTION #2: GEOTHERMAL HEAT PUMP PREVENTIVE MAINTENANCE:
Crouse Brothers HVAC, Inc. will perform one annual preventative maintenance service on one geothermal heat pump. This service will include the following:
- Check air filter; clean or replace air filter as needed.
- Check belt, if applicable; adjust or replace as necessary.
- Check drain and clean as needed.
- Check indoor and outdoor coils. Clean indoor coil, if needed and if cleaning does not require refrigerant reclamation.
- Check pressures and temperatures.
- Lubricate outdoor condenser motor and indoor fan motor (if non-sealed bearings), as needed.
- Check electrical connections and sensors.
- Check thermostat operation.
- Clean humidifier or air cleaner, if applicable.
- Maintenance does not include the loop and does not include antifreeze for the loop.
OPTION #3: GAS HEATER PREVENTIVE MAINTENANCE:
Crouse Brothers HVAC, Inc. will perform one annual and preventive maintenance service on one gas furnace or boiler. This service will include the following:
- Clean and service heater.
- Check air filter, if applicable; clean or replace air filter as needed.
- Check belt, if applicable; adjust or replace as necessary.
- Lubricate motor as needed.
- Check gas pressure and flame rectification.
- Check thermostat operation.
- Clean humidifier or air cleaner, if applicable.
OPTION #4: AIR CONDITIONER OR HEAT PUMP AND GAS HEATER SYSTEM:
Crouse Brothers HVAC, Inc. will provide one annual preventive maintenance on one gas furnace or boiler and one air conditioner or heat pump. We reserve the right to perform all preventive maintenance during in one service visit.
- Service as in Options #1 and #3.
OPTION #5: OIL HEATER PREVENTIVE MAINTENANCE:
Crouse Brothers HVAC, Inc. will perform one annual preventive maintenance service on one oil furnace or boiler. This service will include the following:
- Clean oil heater.
- Check air filter, if applicable; clean or replace as needed.
- Check belt, if applicable; adjust or replace as needed.
- Lubricate motor as needed.
- Replace oil filter cartridge and nozzle as needed.
- Check thermostat operation.
- Clean humidifier or air cleaner, as applicable.
OPTION #6: AIR CONDITIONER OR HEAT PUMP WITH OIL HEATER SYSTEM:
Crouse Brothers HVAC, Inc. will provide one annual preventive maintenance on one oil furnace or boiler and one air conditioner or air-to-air heat pump. We reserve the right to perform all preventive maintenance in one service visit.
- Service as in Options #1 and #5.
ITEMS NOT INCLUDED IN THE ABOVE SERVICES:
- Refrigerant
- Parts and labor for any repairs of equipment.
- Coil cleaning if refrigerant reclamation is required.
- Ductwork, piping, or external wiring inspection, maintenance, or repair.
Customer is responsible for scheduling the preventative maintenance. Requests to schedule pre-season maintenance must be made prior to May 15th for air conditioning preventive maintenance and by November 15th for heating preventive maintenance. Heat pump preventive maintenance may be scheduled for either the spring (requests to schedule being made by May 15) or for the fall (requests to schedule being made by November 15).
